$4,950 flat for Averbrook residential buyer representation, including a $995 minimum engagement fee. The minimum is due when substantive representation begins and credits toward the total. The remaining $3,955, less payments toward that balance, is due at a covered closing. Search planning, tours, offer strategy, negotiation and closing coordination are included.

If you cancel after representation begins, the $995 minimum ordinarily remains payable even if you do not buy or use another agent, subject to the agreement and refunds required by law. No additional cancellation or administration fee is added.

Seller or listing-broker payments toward our fee reduce your balance dollar for dollar. If no one else pays toward it, your total brokerage cost is $4,950. Seller payment is not guaranteed. Other closing costs are separate.

This fee applies when Averbrook is your contracted buyer broker. If Averbrook arranges a transfer, the receiving brokerage must first agree to honor your existing fee, credits and service terms. An outside brokerage you independently engage has its own agreement.

Before tours or representation, complete an exclusive buyer agreement that identifies the search scope, duration and total fee. New agreements use a term of up to 24 calendar months, ending earlier on completion or lawful termination, with the actual terms shown before signing. Our total fee stays the same when your purchase price changes. The agreement explains commencement, termination, required refunds and a 60-day protection period for specifically identified properties, limited by the agreement's two-year outer end. There is no automatic renewal.

What happens if I cancel?

The $995 minimum is part of the agreed brokerage compensation and is not contingent on buying a home or choosing a different agent. Cancellation after substantive representation begins does not by itself erase that obligation. The agreement preserves required refunds, nonwaivable rights and remedies for material nonperformance. No engagement fee is charged for cancelling before substantive work begins. Signing or paying alone does not make unperformed services earned.

What if I later buy a property we worked on?

A covered closing may still earn the $4,950 total fee under the exclusive agreement and its specifically identified protected-property provisions. Any minimum already paid credits against that total. There is no double charge.

What if the seller is willing to contribute more?

We cannot collect more brokerage compensation than your agreement allows. We can negotiate a separate price reduction or buyer closing-cost credit instead. Any such benefit requires seller agreement and must satisfy your contract and lender requirements. It is not automatic cash back.

What costs are separate?

Your down payment, attorney, lender, title, inspection, appraisal, taxes, insurance and other third-party charges are separate. Averbrook provides brokerage services; your independent attorney and lender handle their respective professional work.

How does the price compare?

Our $4,950 fee is $49 below Landian's published $4,999 standard buyer fee, and below Hauseit's $7,500 minimum retained buyer commission.

Hauseit advertises Hudson Valley coverage and a non-exclusive rebate model, while Averbrook requires an exclusive buyer agreement with a $995 minimum that can apply without closing. Services, payment timing, cancellation provisions and negotiated terms differ. This is a comparison of published brokerage fees, not a claim that every offer costs more or that a buyer receives the difference in cash.
